Chapter 01

Why the house has a hot room

One room stays hot no matter how low the thermostat goes, and it is rarely the whole system's fault. An undersized return can starve a room of airflow even when the rest of the house is comfortable. A duct run that was never balanced sends too much air to the room nearest the unit and too little to the one furthest away. A condenser boxed in by shrubs cannot shed the heat it is pulling out of the house, so it works harder for less. A slow refrigerant leak drops the charge a little at a time, and the system keeps running, just weaker every summer.

There is a real difference between a system that is broken and one that was never commissioned properly in the first place. The second kind can run for years looking fine on paper while one room quietly loses the argument every July.

When there is no duct to use

Mini-splits earn their keep in exactly the spaces central air cannot reach without tearing into a wall: an addition built after the original ductwork was run, a three-season porch, an upstairs bedroom on an old house with no chase to carry a duct through. One outdoor unit, a small line set, and a room that used to be unusable in August is cooled without opening a single joist bay.

A self-contained unit is the honest smaller answer when even that is more than the space calls for: one room, moved occasionally, no permanent installation at all. We will say plainly when that is the right-sized fix instead of selling a system built for a whole house.

Chapter 03

Geothermal, plainly

A geothermal system trades the outdoor condenser for a loop buried in the ground, using the earth's steady temperature to do most of the work year round. The payback is long, measured in years rather than one heating season, and the yard gives something up during the install: trenching or a bore field, depending on the lot, while the loop goes in.

It is a design-build conversation, not something you order off a page. What the property can actually support, and what the payback looks like on this house specifically, gets worked out before anything is priced.

Air you are actually breathing

HEPA filtration and UV disinfection are part of the cooling job here, not a line added on at the end. A system that is moving air through the house all summer is worth running that air through a filter that actually catches something, and UV disinfection deals with what grows in a cool, damp coil if nothing checks it.

Estimates on any of this are free, and if the system goes down in the middle of a heat wave, emergency repair runs twenty-four hours, every day.
